How to apply it when assessing a deal

Use LTV to judge leverage and refinance headroom. A higher LTV can improve cash efficiency but increases sensitivity to valuation changes, rent cover and lender criteria. For refurb cases, check whether LTV is measured against purchase price, ARV or later projected value.
