FAQ: What is the difference between an opportunity and a scenario?

Practical notes for using Koreograph to value, finance, track and compare property opportunities.

Short answer

An opportunity is the property or lead. A scenario is one possible way to buy, finance, refurbish, hold or exit that opportunity.

How it works in Koreograph

Keep the asset details on the opportunity. Use scenarios to compare the strategy: long-term hold, flip, BRRR, different deposits, different loan amounts, different refurb budgets or different exit assumptions.

Developer view

This matters because a weak deal at one structure can be workable at another. Separating the property from the scenario helps you compare structure rather than duplicate the same property repeatedly.
