Koreograph helps you turn a property lead into a structured investment model. The app is built around opportunities, scenarios, folders and deal-quality outputs.
The basic workflow
- Add an opportunity. Start with a Rightmove or Zoopla link, or begin manually with a postcode.
- Choose the property. Use postcode and price-paid evidence where available, or enter the property name or number manually.
- Set the price and assumptions. Add purchase price, rent, finance, tax treatment, refurb and exit assumptions.
- Compare scenarios. Use the folder dashboard to rank by total wealth, IRR, DSCR, cashflow, forced equity and other metrics.
Important idea: opportunity vs scenario
An opportunity is the asset. A scenario is one way of buying, financing, refurbishing, holding or exiting that asset. This lets you compare, for example, a long-term hold against a flip without duplicating the whole property record.
When to save
You can begin analysis from the public home screen. When you reach the point of saving the opportunity, Koreograph asks you to log in or create an account so the deal can be stored and synced.
